The Details

Site Acquisition

P2 evaluates land across Rutherford, Williamson, Davidson, Wilson, Maury, and Sumner counties. We assess topography, soil reports, utility proximity, zoning, and market dynamics before acquiring. Every parcel must meet our development criteria.

Entitlement & Permitting

Rezoning applications, subdivision plats, storm water management plans, utility extensions — P2 manages the full entitlement process. Our team has navigated permitting across multiple Middle Tennessee jurisdictions.

Infrastructure

P2 handles site grading, road construction, utility installation, and storm water infrastructure. Our GC license covers the full scope. When lots are ready for vertical construction, our in-house MEP teams are already scheduled.

Development Model

We develop lots for P2 custom and spec homes, and selectively offer developed lots to qualified buyers who want to build with their own team. Every P2-developed lot comes with completed infrastructure and utility connections.
